SELLING A HOME

1. Choose the Right REALTOR®

The first step is finding a trusted Calgary or Alberta REALTOR® who understands your market, knows how to price your home strategically, and has a proven marketing plan.
Your REALTOR® will:

  • Provide a detailed market evaluation.

  • Offer guidance on pricing, timing, and presentation.

  • Handle showings, negotiations, and paperwork.

2. Determine Your Home’s Market Value

Your REALTOR® will prepare a Comparative Market Analysis (CMA) to help you price your home competitively based on current market trends, location, and comparable sales.
Tip: The right price attracts more buyers and can lead to a faster, higher-value sale.

3. Prepare Your Home for Sale

First impressions matter.
Before listing, consider:

  • Decluttering and depersonalizing your space.

  • Completing small repairs or touch-ups.

  • Deep cleaning and staging to showcase your home’s best features.

  • Professional photos and video tours for online marketing.

Pro Tip: A well-presented home often sells faster and for more money.

4. List Your Home on MLS®

Your REALTOR® will list your home on the Multiple Listing Service (MLS®) and other marketing platforms to reach as many qualified buyers as possible.
They’ll also create a marketing strategy that may include:

  • Social media promotion.

  • Open houses and private showings.

  • Professional signage and print materials.

5. Review Offers & Negotiate

When offers come in, your REALTOR® will present each one, explain the terms, and guide you through your options.
You can:

  • Accept the offer as is.

  • Counter with different terms.

  • Reject and wait for a better one.

Your agent will handle negotiations to get you the best possible price and conditions.

6. Accept an Offer

Once you accept an offer, it may be conditional — meaning the buyer has a short period to confirm financing, complete an inspection, or review documents (if it’s a condo).
Once all conditions are met, the offer becomes firm.

7. Hire a Real Estate Lawyer

In Alberta, both the buyer and seller must have their own lawyers to complete the transaction.
Your lawyer will:

  • Prepare the transfer of title.

  • Handle mortgage payout and disbursement of funds.

  • Ensure all legal documents are properly executed.

8. Prepare for Closing Day

Leading up to possession day, you’ll need to:

  • Schedule your move-out.

  • Cancel or transfer utilities.

  • Leave the home in the agreed-upon condition.

Your lawyer will coordinate with the buyer’s lawyer to ensure a smooth transfer of ownership.

9. Possession Day

On closing day, once the buyer’s funds are received and the property is transferred, you’ll hand over the keys.
Congratulations — your home is officially sold!
